Terms & Policies

Terms & Conditions

JLT Contracting LLC · Effective October 21, 2026

These terms apply to all estimates and work performed by JLT Contracting LLC ("JLT," "we," "us") for our customers ("you"). Your written estimate or contract may include additional job-specific terms; if anything conflicts, the signed estimate or contract controls.

1. About Us

JLT Contracting LLC is a Washington State registered general contractor (License #JLTCOCL747K8), licensed, bonded and insured, serving Tacoma, Spanaway, Puyallup, Lakewood, Graham and the rest of Pierce County.
Phone: (253) 440-2703 · Email: info@jltcontracting.pro

2. Estimates

  • Estimates are free, written and itemized.
  • Estimates are valid for 30 days from the date issued. After that, prices may be updated to reflect current material costs.
  • Estimates are based on conditions visible at the time of the estimate. Hidden conditions discovered once work begins (for example rot, water damage, mold, or outdated wiring or plumbing behind walls) are not included and may require a change order.
  • Prices shown anywhere on this website are general information, not offers. Only a written estimate is a price quote.

3. Scope of Work and Change Orders

  • We perform only the work listed on your written estimate.
  • Any change, addition or newly discovered issue will be described and priced in writing (email or text is fine) and approved by you before the extra work is done.

4. Deposits and Payment

  • Small jobs (under $1,000): No deposit required.
  • Jobs of $1,000 or more, or jobs requiring special-order materials: A deposit of up to one-third (33%) of the estimate is due before materials are ordered or work is scheduled. The deposit amount is shown on your written estimate.
  • Balance due on completion. The remaining balance is due on the day the work is completed.
  • Applicable Washington State sales tax will be added where required.
  • Accepted payment methods are listed on your invoice.
  • Unpaid balances may result in a lien on the property as allowed under Washington's construction lien law (Chapter 60.04 RCW).

5. Washington State Disclosure

As required by Washington law (RCW 18.27.114), for residential projects of $1,000 or more we provide the Washington Department of Labor & Industries Disclosure Statement / Notice to Customer before work begins. It explains your rights, our registration and bonding, and lien rights. We ask you to sign that you received it.

6. Scheduling, Access and Trip Fee

  • Please give us at least 24 hours' notice to cancel or reschedule an appointment.
  • You agree to provide safe access to the work area, working utilities (water and electricity) and a reasonably clear workspace, with pets secured.
  • If you cancel with less than 24 hours' notice, or we arrive at the scheduled time and cannot access the property, a trip fee (shown on your estimate) will be charged.
  • Weather, supplier delays and other events outside our control may affect scheduling. We will keep you informed and reschedule as quickly as possible.

7. Materials

  • Unless otherwise agreed, JLT supplies the materials listed on the estimate.
  • If you supply your own materials, our workmanship warranty covers our installation only, not the materials themselves.
  • Exact matches to existing finishes (paint, tile, flooring, trim, texture) cannot be guaranteed because of dye lots, aging and discontinued products. We will always do our best to get as close as possible.

8. Permits

If the work requires a permit, we will tell you before work begins and any permit fees will be included in your estimate.

9. Workmanship Warranty

  • We guarantee our workmanship for one (1) year from the date the work is completed.
  • If a problem caused by our workmanship appears within that year, contact us. We will inspect it and repair it at no charge.
  • Materials and products are covered by their manufacturer's warranty, which we will pass on to you.
  • The warranty does not cover: normal wear and tear; damage from misuse, neglect, accidents, weather events or settling; work changed or repaired by others; customer-supplied materials; or pre-existing conditions we were not hired to fix.

10. Pre-Existing Conditions and Limitation of Liability

  • We are not responsible for pre-existing damage, code deficiencies or hidden conditions we did not create. If we find one, we will let you know and can provide an estimate to address it.
  • To the extent permitted by law, our total liability for any job is limited to the amount you paid for that job.

11. Property Managers, Landlords and Realtors

  • When work is ordered for a rental, listing or managed property, the person placing the order confirms they are authorized to approve work on the owner's behalf.
  • The client is responsible for any required tenant notice and for arranging access to occupied units.

12. Photos

We may photograph our work for job records and for marketing. We never publish your address or personal information. Just tell us if you'd prefer we don't use photos of your project.

13. Governing Law

These terms are governed by the laws of the State of Washington. Any dispute will be handled in Pierce County, Washington.

14. Changes to These Terms

We may update these terms from time to time. The version in effect on the date of your written estimate applies to your job.

Refund & Cancellation Policy

JLT Contracting LLC · Effective October 21, 2026

We want every job done right. Here's how cancellations, refunds and materials returns work.

Rescheduling or Cancelling an Appointment

  • 24+ hours' notice: Reschedule or cancel at no charge.
  • Less than 24 hours' notice, or no access when we arrive: A trip fee (shown on your estimate) applies.

Cancelling a Job After Paying a Deposit

  • Before any materials are purchased: Your deposit is refunded in full.
  • After materials are purchased: We refund your deposit minus:
    • the cost of special-order, custom-cut or non-returnable materials (these are yours to keep),
    • any supplier restocking fees, and
    • any labor already performed.
  • Returnable stock materials are returned to the supplier and the credit is passed on to you.
  • Refunds are issued within 10 business days to the original payment method.

Your Legal Right to Cancel

If federal or Washington law gives you a right to cancel your contract (for example, certain contracts signed in your home), we will honor it, and we will give you the required cancellation notice when you sign.

Leftover and Returned Materials

  • Leftover materials you paid for belong to you. We can leave them on site for future touch-ups or haul them away at your request.
  • Unused stock materials can be returned for credit (less any supplier restocking fee) if you request it within 7 days of job completion.
  • Special-order, custom-cut and opened materials cannot be returned.

If You're Not Satisfied

Completed labor is not refundable, but it is covered by our 1-year workmanship warranty. If something isn't right, call (253) 440-2703 or email info@jltcontracting.pro. We'll come back, inspect it, and make it right at no charge. If we cannot correct a problem caused by our workmanship, we will work with you on a fair partial or full refund for that portion of the work.
